According to recent Anarock data, Bengaluru, driven by its IT dominance, maintains the highest rental yield at 4.45% in Q1 2024.

With robust post-pandemic rental demand, key areas in Bengaluru have witnessed consistent growth in rental values following the return of IT companies to office setups. The city's rental yield has grown from 3.6% in pre-Covid 2019 to 4.45%, marking a substantial 24% increase over this period.

Mumbai's Trends:

Mumbai follows closely with a rental yield of 4.15% in Q1 2024, up from 3.5% in 2019, representing a 19% growth.

Gurugram's Performance:

Gurugram is also notable, with a rental yield of 4.1% in the last quarter compared to 3.5% in 2019.

Santhosh Kumar, VC at Anarock Group, highlighted the historic stagnation in residential rental yields in India, averaging around 3%. However, post-pandemic rental demand resurgence, especially in IT-centric cities like Bengaluru, Gurugram, Pune, Noida, and Mumbai Metropolitan Region (MMR), has led to significant increases in rental values and yields.

Residential rental values in top cities surged by over 30% year-on-year in 2023. Although rental values stabilized in the last quarter of 2023, they picked up momentum again in Q1 2024, with notable increases of 4-9% in prominent localities across the top 7 cities.

Bengaluru remains at the forefront of this trend. Average rental values in key areas like Sarjapur Road and Whitefield surged by 8% each in Q1 2024 compared to the previous quarter. For instance, Sarjapur Road saw a 40% hike in average monthly rents for a standard 2 BHK flat.

Regional Variations:

Other cities like NCR's Noida and Delhi's Dwarka also experienced rental value increases, albeit not as pronounced as in Bengaluru. Mumbai regions like Chembur and Mulund saw 4% growth in rental rates, while Kolkata's Rajarhat recorded a 3% increase.

Future Outlook:

Kumar noted the ongoing momentum in rental inflation, expected to continue in the coming quarters, especially in the first two quarters of the fiscal year, reflecting sustained high rental activity.
