A recent survey has unveiled that 64% of high net worth individuals (HNIs) favor the fractional ownership model for investing in commercial real estate (CRE) in India.
The Neo-Realty survey 2024 edition by WiseX, India’s prominent Neo-realty investments platform, highlighted Bengaluru, Pune, Mumbai, and Delhi NCR as the top preferred markets for real estate and fractional ownership investments in India.
Out of the 6,578 survey participants, 60% of overall investors and 64% of HNIs prefer the fractional ownership model for CRE investment in India. The survey included 2,174 HNI participants.
Equities, mutual funds, real estate, and fractional ownership have delivered the highest returns for HNIs in the past financial year, as per the survey findings.
Fractional ownership has emerged as a new investment paradigm in India, particularly in the CRE sector, offering investors the opportunity to generate consistent passive rental income and capital appreciation over the long term.
Backing this trend, a recent report by Knight Frank noted a 65% growth in the market size of fractional ownership properties in India since 2020, projecting it to reach USD 8.9 billion by 2025.
Among HNI investors, Bengaluru leads as the top preferred location for fractional ownership investments (31%), followed by Pune (24%), Mumbai (22%), and Delhi NCR (13%).
WiseX’s survey also revealed that 61% of investors found equities to be the most rewarding investment, followed by innovative real estate options like REITs and fractional ownership (45%), mutual funds (39%), and traditional real estate (35%). Additionally, 69% of HNIs plan to increase their real estate investments, reflecting a positive sentiment towards the sector.
The survey emphasized the reliability of real fractional ownership investments through tech platforms, citing timely payments as a major factor driving high investment in these models.
For investors yet to venture into fractional ownership, liquidity concerns were a significant apprehension for about 30% of respondents. The survey indicated a preference for real estate investments with a medium-term perspective of 1-3 years (20%) and 4-6 years (55%).
Aryaman Vir, CEO of WiseX, commented on the survey, noting the evolving investment landscape in India and the increasing openness of investors to explore new avenues for better returns. He also highlighted the stability and growing interest in real estate investments, especially with recent regulatory developments enhancing accessibility and safety in the sector.
